While some of the options for paying zero tax may involve structuring and looking for loopholes, a lot of them involve just having a good understanding of the rules. Like your first example with the married couple earning their income via qualified dividends and long-term capital gains and the later example of the capital deduction for the building component of a property.

It really makes sense for anyone with investments or inherited wealth to talk to a professional tax advisor.
